Let's Talk About Land

I thought it would be a good idea to take the time to highlight my land listings in a series of posts. Land comes in all shapes and sizes and varies in price as well, depending on features.

00 Quarry Road

This 27 +/- acre parcel is on Quarry Road in Chester and has multiple view potentials. For the best view, a potential buyer would want to plan for a house site at the top of the parcel. A substantial logging road is already in place to the top of the ridge where there is a plateau for building. The site engineer indicated that a 3 bedroom septic system could be supported in this area.

A less costly house site could can be found closer to the road where there is a Vt state wastewater permit in place for a 4 bedroom home. With 1,000 feet of road frontage, it would be possible to subdivide this property for another home site or two. If the 27 acres is kept intact, the property would be eligible to be enrolled in the Vt land use program for forest management and tax savings.
